38400 (2025). Dr Lawrence Xu-Nan to the Associate Minister of Housing: How many, if any, Retirement Village Operators are there currently operating in New Zealand that have capital gains sharing policies?

Hon Tama Potaka: I understand very few retirement villages have capital gains sharing policies, but have no definitive data on how many. Most retirement village units are sold on a licence to occupy basis, and it is standard practice for retirement village operators to keep capital gains made upon re-sale or re-licence of a retirement village unit.
