38064 (2025). Hon Kieran McAnulty to the Minister of Housing: What changes, if any, have been made since December 2023 to the projected population growth or density outcomes for Hobsonville Point, Northcote, Roskill, Oranga, Māngere, Tāmaki, Lakeside, and Te Rā Nui due to any changes in housing delivery, broken down by urban development large-scale project?
Hon Chris Bishop: I am advised by Kainga Ora Homes and Communities that in Te Rā Nui, an agreement with Central Pacific Collective and Ngāti Toa Rangatira has reduced 450 market lots to 300, following a directive from the then-Minister of Housing in 2021, which was reconfirmed by the Ministry of Housing and Urban Development in 2024.
In Hobsonville Point, Northcote, Roskill, Oranga, Mangere, Tamaki and Lakeside there are no changes in terms of projected population growth or yield that can be attributed to a change in housing delivery from our market build partners in these developments. In terms of the provision of public housing in these developments, Kāinga Ora notes minor changes to social housing superlot density, which is due to construction cost and feasibility considerations for apartment typologies – i.e. apartments may be replaced by terraces in some cases.
